BLUEFIELDS
The town of Bluefields can be reached by air in about 50 min from Managua, the capital of
Nicaragua. It has a population of 50,000 English speaking people and a very relaxed
and easy way of life.
Every night is party night during May in
Bluefields. The Maypole festival includes costumed dancers, steel drums, loudspeakers.
People dance around the maypole tree, a tradition that started in Jamaica. All the energy
of Carnival is revived between the 6-16 of October, and that is also the birthday of
Bluefields. Do not forget to try the "Flor de cana" (Flower of the sugar cane)
the Nicaraguan rum. It is one of the best and relatively inexpensive (US$ 5-6 for a big bottle). The coconut bread is
excellent and stays fresh.
1. HOW was the property
used before ?
Used to be a cattle and horse farm on the beach owned by local people.
Lots of good pasture and arable land on the property. Can still be used as a
cattle and horse ranch.
2. Property elevation ?
Lot 1 has elevation up to 100 feet and great views. Lot 7
has elevation up to 60 feet.
Lot 8 also has elevation up to 60 feet
Lots 2, 3, 4, 5, 6 have an elevation of 15 feet or more
3. Caretakers - people living on the
property
No people live in the property except for the 2 caretakers that are
employees and have no squatter rights. They clean the area, cut the
grass etc. Each one is paid $200 per month. Future owner can decide to keep
them, let them go, or change them with new ones.
4. LEGAL
This property is located in the Autonomous Atlantic Region of Nicaragua (Caribbean
sea).
According to the Nicaraguan law, a Non-Nicaraguan:

approximately one year.

Do I have to become RESIDENT to stay in Nicaragua ?
No. If you are not, or do not want to be, a Nicaraguan
Permanent Resident :
All you do is to go to any Immigration office (there is one in Bluefields)
and extend your tourist visa for 3 or 6 months.
We have clients that live in Nicaragua that have been doing that for years.
Pay a small fee and get a tourist visa for six or three months in less than an
hour...
6. PROPERTY TAX
Property tax for the above property is low, about 1% of the sales price per year. It
is less than $700 per lot per year.
7. ZONING
As discussed above, the area in not subject to any kind of zoning restriction.
Property can be used as private residence, resort of any kind, business, or farm. The
local government is supportive of any kind of residential or commercial development.

10. FAUNA - Wild life -
SURROUNDING AREAS
The Lots and the surrounding area is a low populated area best suited for
ecotourism trips. The area is full of lush vegetation, 2 small creeks and a variety of
birds such as parrots (lora), and animals such as monkeys, ocelots, wild bore(habalin), pekari(sahino),
tapir(dando) and plenty of deer(venado).
Deer hunting is also available. This is a very interesting area still waiting to be
explored.
There are also 2 tame deers a male and a female that live on Lot 6 !!
10A. Hunting is permitted ?
Yes, one can hunt deer, wild bore, pecari, tapir, etc. Do not need a hunting permit, just a
licence for the hunting gun.
11. CLIMATE
Dry season is from Jan 1 to May 15. There is also dry season during September.
The heavy rain season is from June to August. During the rest of the year there are
showers followed by sunshine within the same day. Average temperature is about 78 deg F
(25 deg C) all year around.

12. RELIGION
In the Caribbean coast the dominant church is the Moravian church which is a
Protestant sect that was introduced in the days of the British. Roman Catholicism and
other Protestant sects are also found in the Caribbean coast
13. PEOPLE and POLITICAL CLIMATE
People from the Atlantic are very friendly and easy to talk
to. The area is very safe due to its low population and absence of guns. This Independent
region has its own government and is a distance away from the politics of Managua. Here
English is the main language (people also speak Spanish and Miskito) and the pace of life
is slow and relaxing. An interesting mosaic of people peacefully coexists here. The
majority is Miskito Indians mixed with Creoles, Garifuna and people from Nicaragua.
14. HOSPITALITY - CULTURE
In the Atlantic (Caribbean) coast of Nicaragua, visitors and investors receive
"preferential treatment" by the local people. This happens because local people,
not only welcome foreign investment but they are also very hospitable. This is a very
open-minded society, culturally diverse that welcomes visitors and potential investors.
15. What about HURRICANES ?
Unlike areas like South Florida and Bahamas, hurricanes in the Atlantic
coast of Nicaragua are not very common . The last hurricane (Joan) hit Bluefields in 1988,
but did not go through this property. Hurricane Mitch did not hit this area
either. There are palm trees in these Lots that were planted in 1960 and by
the height of the trees one can tell that they have been there standing tall for 40 years,
an undisputable proof that these properties have not been hit by hurricanes.
16. Natural Ports
A natural calm bay exists on Lot 1. Big boat up to 6 feet draft can
approach.
That bay has a pier and this is how we usually access the property. If the sea is calm one
can land on the beach directly on Lots 2 to Lot 8.
17. MEDICAL
TREATMENT
In case of emergencies there is a hospital in Bluefields 1hr
30 min minutes away from the properties by boat.
18. TELECOMMUNICATIONS
There are land phones and mobile phones in Bluefields from ENITEL.
To communicate from the area some people use VHF radios (ICOMs are common).
Several of our clients (now land owners) also purchased Satellite phones from GLOBAL STAR
that cost about $400 each and $1.5 per minute and work good.
18A. INTERNET
Internet cafes are available in Bluefields.
Satelite phones from GLOBALSTAR cost $400 are available and can connect to a laptop to
provide internet anywhere in Nicaragua.
19. WATER
Bluefields and the rest of the neighboring towns all sell
purified bottled water. Two fresh water wells already exist in the property. That water is
used for non-drinking purposes, shower etc. If treated through chlorination
and carbon filters, it can become drinkable.
20. ELECTRICITY
Electricity can be generated through gas or
diesel generators. Gas or diesel generators are inexpensive and can be bought
in Bluefields. We have a 5 hp gas generator on the
house on Lot 8
20A. Solar - Wind Energy
Solar or wind generators are available from TECNOSOL in Managua. They can visit
teh property see the application, discuss your requirements and install
it in your lot.
21. COST OF LIVING
Cost of living in Nicaragua is quite inexpensive. Salaries
are also very low.
An average daily salary is about 170 Cordobas which is about US$10 per day. Food (for
example beef, fish ,vegetables) and local material for construction, furniture etc, cost
less in Nicaragua due to inexpensive labor.
22. To IMPORT or
NOT ?
For electrical and electronic equipment it is cheaper to import them from Miami.
For the rest of the merchandise we feel that one can find in Bluefields
or Managua everything that you can find in Miami and at the same or lower prices.
Merchandise from Managua are shipped to the Atlantic (Caribbean) coast through the city of
Rama and then via the river to Bluefields.
There are two marine cargo shipping companies that ship directly from Miami to Bluefields.

22A. Fresh
Fruit / Vegetable, FOOD deliveries
We have a speed boat that travels between the property and Bluefields about 1-2
times a week. One can arrange any kind of daily deliveries of fruits, vegetables or other
items with the speed boats drivers or any other way. Lobster, shrimp and seafood is
abundant fresh and inexpensive in both Bluefields and the surrounding areas.
23. FLORA - What TREES can GROW
there ?
Any tropical fruit or vegetable like coconut, papaya, mango, pineapple
and avocado can grow in these property.
Currently the property has royal palms that produce fresh & juicy coconuts, mango
trees and some hardwood trees.
24. Is it SAFE to TRAVEL & LIVE
in Nicaragua ?
Even during the civil war, which ended in 1990, the political unrest did occur
at the Northwest parts of the country, in Managua and in border towns.
The area of Bluefields (where the properties are) is located in
the state of Zelaya which covers the eastern 1/3 of the country and has a population of
only 200,000 (Country population is 4,300,000). This area (mostly jungle) due to its low
strategic importance, low population and far distance from the borders, had an absence of
political violence, even in the era of the Sandinistas.
25. TAX INCENTIVES
The Nicaraguan Government is very supportive of any tourist activity in
the area and gives the investor a 10 year 100% income tax exemption along with a
permission to import free from taxes all goods related to your small or big tourist
operation.

26. Property - INCOME POTENTIAL - ACTIVITIES
A. Land value
Similar properties islands in the neighboring countries of Honduras
Costa Rica and Belize sell for twice or three times the price of our properties.
Accordingly, we predict that the appreciation over the next 5 years will be enormous due
to the recent development progress in Nicaragua, also due to the recent improvement in the
political stability. Nicaragua does not tax capital gains on resale of property.
B. Sportfishing / Eco resort
This property is a beach farm that has a forest
in the back(west) full of wildlife and birds. It has 2 creeks one on Lot 7 and one on Lot 8. It can be used as a private
vacation hideaway, or as a sportfishing club. The future owner can enjoy world class
fishing for tarpon, jack, snook, kingfish, or
simply relax under the shade and tranquility of the coconut trees. There is a lot of bird
watching and wild animals in the area.
Property has a great eco tourism potential.
C. ROAD ACCESS - Value will increase 10-15 times !
The Road now is an asphalt road reaching athetown of Nuena Guinea about 60
Kilometers or about 40 miles from the property.
There is a government plan to bring a railroad and a street to Punta Mono (
Point of the Monkey ) a town about 3 kilometers north of the property. When this
happens we estimate that the land value will jump to about $5/square foot.
That is about $200,000 to $300,000 per acre.
Same thing already happened in the Pacific side of Nicaragua.
After the road accessed the Pacific side of Nicaragua, the land value increased
10-15 times. A beachfront acre in the other side(the Pacific) costs about $200 -
300,000 that is if you find it without a house already on it.
So The Caribbean beachfronts are one of the best money investment you can make
right now in Nicaragua. Hurry before prices increase !
27. LAST MINUTE. . .DO NOT
FORGET to Bring..
a) Pair of
boots or at least close toe shoes, and a pair of Long Blue Jeans or
other equivalent thick pants (trousers). This way you can walk in the back of
the properties, over rocks etc.
b) Sunscreen and a cap or a hat for the sun.
c) Cash - US$ Many places in Bluefields do not process - or delay a lot -
with credit cards, same situation with travelers checques.
US Dollars are accepted here along with the national currency. 1 US$ is about 17
cordobas.
28. ACCESSIBILITY
You first fly to Mangua from the US. Managua
is reached directly from Miami and Houston or Los Angeles by "American
Airlines", "Continental", "Iberia" or "Taca".
The Coastal town of Bluefields (pop. 50,000) can be reached from Managua in 50 min with a "La Costena"
or "Atlantic Airlines", that have hourly flights.
The property can be easily reached from the city of Bluefields with a
speed boat within 1.5 hours.
All you have to do is fly to Managua the capital of Nicaragua. We can arrange the
rest of your trip.
