1. Location - Accesibility

Located in the Caribbean Coast of Nicaragua can be reached within about 1 hour 15 minutes boat ride from the airport located in the town of Bluefields, it is easily accessible
Its exact location is 5 miles North of Pearl Lagoon town inside the Lagoon the property has almost its own private river called Patch river.
2. Property Size
Located in the Caribbean Coast of Nicaragua and has about 11,000 acres (4480 hectares). The property has a rectangular shape of approximately 4 km by 12 Km. and is located East of the property that the United Fruit Co. used to operate.

The property has commercial potential due to its hardwood trees that have been planted there in the early 1970's, they have reached maturity and can be harvested. Just the value of the trees, exceed the value of the property many times.
       
B. Quantity  of  Trees
A consultant can do a study to calculate the exact quantity and type of all the trees. Such study may cost from US$ 2,000 to 3,000.
That same study may be used when you request for the tree cutting permission from MAGFOR which is the Nicaraguan Forestry Department.
  
   C. Tax  to  Harvest  Trees
The tax paid to cut the trees to the MAGFOR,  the Nicaraguan Forestry Derartment a subdivision of MARENA  (The Environmental Protection Agency; - EPA , in Nicaragua is called MARENA).
That tax is less than 2% of the registered value of the trees. The registered value of the trees is a lot less thatn the market value of the trees.
As an example a fellow cut 5000 square feet of trees and paid in tax less than $100.
     D. Export Regulations
It is permitted to export trees that are legally cut. All you need is a permission to cut from MAGFOR ( the Nicaraguan Forestry Dept).
Tax to export is $1 per square meter for Fine wood and $ 0.5 for White wood.
The only export restriction is that you have to export a mix of trees, for example :
40% of Fine wood such as mahogany.
60% of White wood such as Santamaria etc

4. Patch River INCOME  POTENTIAL - ACTIVITIES

     A. Land value

Similar properties islands in the neighboring countries of Honduras Costa Rica and Belize sell for twice or three times the price of our properties. Accordingly, we predict that the appreciation over the next 5 years will be enormous due to the recent development progress in Nicaragua, also due to the recent improvement in the political stability. Nicaragua does not tax capital gains on resale of property.

   B. Sportfishing / Eco resort
Laying on the a lagoon Patch River is an enchanting combination valuable trees, a river, wildlife and sportfishing. Patch river can be used as a private vacation hideaway, or as a sportfishing club.      Can I do all A & B & C ?
That is, can the property be used for multiple purposes ?
ie- sport fishing, resort , part time residency & other commercial endeavors ?

Absolutely yes, and several ex-patriots have done that already.
remember there is no zoning so you can have a wood cutting business, next to it your house, and further down an eco-lodge and further down, a pier with boats for sportfishing.
You can even easily cut lots on the property and sell part of it, rent the rest, and keep another part for you.
In Nicaragua you do not need approval from the "city planning" department to do that.
You do that easily with a local attorney.

5. Price
For all that land the owners ask a very reasonable price of... $360,000. That is less than  $30  an acre. Price is all cash - Non negotiable

BLUEFIELDS
The town of Bluefields can be reached by air in about 50 min from Managua, the capital of Nicaragua. It has a population of 50,000 English speaking people and a very relaxed and easy way of life

6. HOW  was the Patch River property was used before ? 
Was acquired for its valuable wood but the owners never started working in forest preservation, due to health problem of the one partner.
Later a foreign company bought it for ecotourism and is now again for sale.
6A. Can the property be used as a Farm ? 
Lots of good pasture on the property. It can be used as a farm with horses, cows etc

9. Is Patch River Navigable ?  
Yes the river is about 60 to 90 feet wide and its depth is about 20 - 40 feet.
10. Who grants permission to harvest (preserve) the tress ?  
The INAFOR ( Instituto Nacional Forestal) grants permission to cut trees.
If you cut in large quantities they will ask you to plant small trees where you cut the old ones so the forest will keep reproducing.
Yes the river is about 60 to 90 feet wide and its depth is about 20 - 40 feet

11. How can the harvested trees be transported ?  
By river as seen in the previous pictures. Then they can be transported to a saw mill for processing or on a bigger boat for export.

12. LEGAL  

This property is located in the Autonomous Atlantic Region of Nicaragua (Caribbean sea).
According to the Nicaraguan law, a Non-Nicaraguan:
   * can acquire property in Nicaragua, like a Nicaraguan citizen
   * can start a company and can acquire the property through that company.

13. Can I become Permanent Resident of Nicaragua ? 
It is very easy to become a permanent resident of Nicaragua. It takes approximately one year.
After you buy a property that can be used as your investment and you become a resident as an investor.

13A. Do I have to become RESIDENT to stay in Nicaragua ?
No. If you are not, or do not want to be, a Nicaraguan Permanent Resident :
All you do is to go to any Immigration office (there is one in Bluefields) and extend your tourist visa for 3 or 6 months.
We have clients that live in Nicaragua that have been doing that for years.
Pay a small fee and get a tourist visa for six or three months in less than an hour...
14. PROPERTY  TAX 
Property tax for the above property is low, about 1% of the sales price per year. It is less than about $3000 per year
15. ZONING  
As discussed above, the area in not subject to any kind of zoning restriction. Property can be used as private residence, resort of any kind, or business. The local government is supportive of any kind of residential or commercial development.
16. So.. Can I construct ?  
Several investors from US, UK, France that have bought some of our properties have already constructed wooden houses in Caribbean Nicaragua.
Construction labor is really inexpensive and can be done fast and without bureaucracy.

17. FAUNA - Wild life - SURROUNDING  AREAS  

The Patch river and its surrounding area is a low populated area best suited for ecotourism trips. The area is full of lush vegetation, rivers and a variety of birds such as parrots, and animals such as monkeys, ocelots wild bore and deer. Deer hunting is also available. This is a very interesting area still waiting to be explored.
17A. Hunting is permitted ?  
Yes, one can hunt deer, wild bore, tapir, etc. Do not need a hunting permit, just a licence for the hunting gun.

17B. Any  WHITE  SAND  BEACH on the property ?  

The 4 kilometers facing the Lagoon have mangroves and no beach.
But along the banks of the river that travels along the 11 kilometers of the property there are spots with trees, and clean spots with white sand beach.
If there is no rock on the beach any spot along the banks of the river ( both sides) if cleaned from the bush (brush) or cleaned from the trees will have sand beach.
18. Where is a good spot to build cabanas (wooden lodges) for ecotourism ?
Avoid  the area at the Delta of the river ( where the river meets the lagoon) it is, the water is stirred up.
The water though is clean, since there is no pollution in the area.
Best idea is to build your cabanas along the sides of the river. There you have low spots or high spots with good views. Also the river banks have white sand beaches.

19. CLIMATE  
Dry season is from Jan 1 to May 15. There is also dry season during September. The heavy rain season is from June to August. During the rest of the year there are showers followed by sunshine within the same day. Average temperature is about 78 deg F (25 deg C) all year around.

20. RELIGION  
In the Caribbean coast the dominant church is the Moravian church which is a Protestant sect that was introduced in the days of the British. Roman Catholicism and other Protestant sects are also found in the Caribbean coast
21. PEOPLE  and  POLITICAL  CLIMATE  
People from the Atlantic are very friendly and easy to talk to. The area is very safe due to its low population and absence of guns. This Independent region has its own government and is a distance away from the politics of Managua. Here English is the main language (people also speak Spanish and Miskito) and the pace of life is slow and relaxing. An interesting mosaic of people peacefully coexists here. The majority is Miskito Indians mixed with Creoles, Garifuna and people from Nicaragua.
22. HOSPITALITY - CULTURE   
In the Atlantic coast of Nicaragua, visitors and investors receive "preferential treatment" by the local people. This happens because local people, not only welcome foreign investment but they are also very hospitable. This is a very open-minded society, culturally diverse that welcomes visitors and potential investors.

23. What  about  HURRICANES ?  

Unlike areas like South Florida and Bahamas, hurricanes in the Atlantic coast of Nicaragua are not very common . The last hurricane (Joan) hit Bluefields in 1988, but did not go through these properties. Hurricane Mitch did not hit this area  either.  Hurricane and storm warnings are available through the radio. Also weather prediction service can be obtained from the airport in Managua and from Miami, of course. The palm trees in these islands and properties were planted after WWII around 1950 and by the height of the trees one can tell that they have been there standing tall for 50 years, an undisputable proof that these properties have not been hit by hurricanes.
24. Natural Ports
The property is well protected within a lagoon called Pearl Lagoon.
Can land anywhere in along the river that cuts through the property that can accommodate  boats with up to 6 foot draft.

25. MEDICAL  TREATMENT   

In case of emergencies there is a hospital in Bluefields 1hr 10 min minutes away from the properties by boat.
26. TELECOMMUNICATIONS  
There are phones in Bluefields, and Pearl Lagoon about 10 minutes away.
To communicate from the property surrounding towns most of the people use VHF radios (ICOM’s are common).  Several of our clients (now land owners) also purchased Satellite phones from GLOBAL STAR that cost about $600 each and $1.5 per minute and work good.

27. WATER 
Bluefields and the rest of the neighboring towns all sell purified bottled water. Rain water can be collected in a cistern and used for non-drinking purposes. If  treated through chlorination and carbon filters, it can become drinkable.

28. ELECTRICITY  

Electricity can be generated through gas or diesel  generators, and solar or wind generators. Gas or diesel generators are inexpensive and can be bought  in Bluefields.
29. COST OF LIVING  
Cost of living in Nicaragua is quite inexpensive. Salaries are also very low.
An average daily salary is about 130 Cordobas which is about US$10 per day. Food (for example beef, fish ,vegetables) and local material for construction, furniture etc, cost less in Nicaragua due to inexpensive labor. For electrical and electronic equipment it is cheaper to import them from Miami. There are two marine cargo shipping companies that ship directly from Miami to Bluefields. Merchandise from Managua are shipped to the Atlantic (Caribbean) coast through the city of Rama and then via the river to Bluefields and Pearl Lagoon.

30. Fresh Fruit / Vegetable, FOOD  deliveries 
We have two speed boats (pangas) that stay permanently on the islands. These go to Bluefields about 1-2 times a week. One can arrange any kind of daily deliveries of fruits, vegetables or other items with the speed boats drivers or any other way. Lobster, shrimp and seafood is abundant fresh and inexpensive in both Bluefields and the surrounding areas.
31. FLORA - What TREES can GROW there ? 
Any tropical fruit  or vegetable like coconut, papaya, mango, pineapple and avocado can grow in these property.
Currently the property has royal palms that produce fresh & juicy coconuts and valuable hardwood trees as mentioned above.
32. Is it SAFE to TRAVEL & LIVE in Nicaragua ? 
Even during the civil war, which ended in 1990, the political unrest did occur at the Northwest parts of the country, in Managua and in border towns.
The area of Bluefields (where the islands are) is located in the state of Zelaya which covers the eastern 1/3 of the country and has a population of only 200,000 (Country population is 4,300,000). This area (mostly jungle) due to its low strategic importance, low population and far distance from the borders, had an absence of political violence, even in the era of the Sandinistas.

33. TAX  INCENTIVES  

The Nicaraguan Government is very supportive of any  tourist activity in the area and gives the investor a 10 year 100% income tax exemption along with a permission to import free from taxes all goods related to your small or big tourist operation.

You first fly to Mangua from the US. Managua is reached directly from Miami and Houston or Los Angeles by "American Airlines", "Continental", "Iberia" or "Taca".
The Coastal town of Bluefields
(pop. 50,000) can be reached from Managua in 50 min with a "La Costena" or "Atlantic Airlines", that have hourly flights.
Patch River can be easily reached from the city of Bluefields  with a speed boat within 1 hour and 15 minutes.

     DAY 1
Next day be at the airport at 5:30 am you take the 6:30am flight to Bluefields with local airline "La Costena" or "Atlantic Airlines". We have made the reservations for you.
Cost is $80 (not included)  for a round trip. We pick you up at the Bluefields airport.
With taxi we get you to a private pier.
There a boat is waiting for you to take you to see the property.
Total trip time to the Patch River is 1 hour 10 minutes.
See the property, eat lunch and return to Bluefields.
If we return early enough you can meet with our attorney to discuss about the property. He can show you the title and answer any other question you have.
