ELEVATION
:  Punta Piedra the elevation rises as one moves away from the beach.
On the hill one has excellent views. Also an excellent location for house or observatory.
FAUNA:   Pelicans, fregates, boobies, pigeons and many other different species of birds live and breed there. Monkeys and other small animals also exist. No poisonous insects or animals that can be dangerous live in Punta Piedra.

HURRICANES / TIDE: That part of Costa Rica is not hit by hurricanes. Tropical depressions (strong wind and rain) is the worst that can ever occur. Max difference between high and low tide is about 3 feet.
CLIMATE The Temperature stays at a comfortable : 75-80F  (25-27 C) all year around.

Water sports / Fishing

The Gulf side (east) always remain calm and is ideal for water sports such as water ski, Jet ski etc.
On the Ocean side (west) one can enjoy windsurf. Good opportunities for sport fishing also occur.


Activities

The warm waters of the Pacific Ocean, very rich in Plankton, is abundant in all kind of edible variety of fish like Groupers, Snappers, Tuna, Mackerels, Shrimps, and Lobsters, etc.  Either from a boat with a line or free diving with a spear, fish is always in your daily menu.  Huge Manta Rays and Turtles are also moderately common.

LEGAL The property has a clear title (Fee simple) and has been registered in the Public Registry of Real Estate at the city of Golfito. It is currently held as a corporation. The future owner can buy the shares of the corporation and directly own the land. This results on a saving of 5% of the sales tax.

EXISTING CONSTRUCTION : Punta Piedra consists of is raw and undeveloped land. A 150 feet long pier exists in the Gulf side (east) just across from the city of "Golfito". A small house for the watchman exists on Punta Piedra.
On the rest of the island there are 2 houses build to two of the four  lots that are already sold. These lots are to the south and to the east of the property. Residents are Canadian, Italian, American, Costa Rican.

CONSTRUCTION  PERMITS / COST : A construction permit can be easily obtained from the local authorities in the city of Golfito. Several Foreign families have already constructed on the island.
Construction costs : Are affordable at about $35/square foot. One can  witness the existing houses, get ideas and compare costs.

PEOPLE: As  mentioned before nine other people live on that island. The closest town of Golfito has 10,000 people and is only 0.8 miles from the island across the gulf. It can be reached in 5 minutes with a small boat. Costa Ricans are very friendly and accustomed in living with Americans and people from other countries. People mostly speak Spanish but on some of the stores and the duty free areas people also speak English.

SHOPPING-FOOD Several big grocery stores and shopping areas are available in The town of Golfito. Golfito has its own Duty Free shopping area and for that reason attracts many visitors.
SCHOOLS There are about 10 Kindergarden, 5 high schools, and 2 colleges in the city of Golfito. There is also an English speaking College. Costa Ricans have the highest literacy rates from all countries in Central America.
